I've now worked with 6 different contractors in a few different cities and states over the last 10 years, both for new builds and remodels. I brought Ivan on for a remodel of a single family home where there was extensive damage throughout the house, including all 3 bathrooms. We put in new floors, repainted, retiled, replaced fixtures, and modernized the house - all completed within 3 months. Ivan is the contractor who has come the closest to being on budget and on time - and if you know the construction industry, that's really saying a lot.
Out of about 10 bids, Ivan's was the most fair and comprehensive. We didn't want the highest quality remodel but we also didn't want the lowest quality - we wanted quality construction at a fair price. I had received lower bids which (after extensive experience in remodels) were clearly too aggressive in pricing and would never come in on budget, or be based on shoddy work. During the bidding process, I spoke with GCs who kept calling me, but didn't keep promises (send in bids, provide add'l info, etc). Ivan submitted his bid promptly and worked with me closely on adjustments I wanted after submitting his initial bid. He was good with communicating anytime a home owner decision was needed (white risers for stairs, or planks? what kind of shower door? what kind of door hardware?), and provided photos for clarity. He was patient when I had a hard time picking out flooring (hardwood vs LVP?), and sent many photos for comparison. Ivan was on the job site frequently, and there was activity at the house almost everyday (sometimes until pretty late). Anyone he brought in for the job, whether his people or (more rarely) subcontractors, the work was high quality work. For the final blue tape walkthrough, there were very limited changes and almost no blue tape; any changes there actually were, Ivan wrapped them up quickly.
I had done my due diligence prior to bringing Ivan on for the project and asked for references, and had received glowing reviews from families he worked with previously. After finishing up the work on our remodel, I absolutely agree with everything I had heard upfront about Ivan and his company. He's courteous, prompt, honest, hardworking. You will be hard-pressed to find the combination of solid quality, fair pricing, and fast timeline from a GC you can trust. 100% recommend hiring Ivan for your next home build.
